The cheapest time to learn a house's hazard exposure is before you make an offer. After closing, it shows up in your premiums, your deductibles and your repair bills. Before you buy, three checks matter most: the FEMA flood zone (from FEMA's Flood Map Service Center), any state hazard zone such as California's fire hazard severity zones, and a real insurance quote that includes flood and, where it applies, earthquake or wind.

Use the pre-closing hazard checklist and the inspection red flags guide during your due diligence. If you're moving to a new state, the state guides cover what's different there, for example Florida. City profiles such as Tampa show what to ask a seller after a recent storm.
